What does this cost me?

Nothing. We pay for the research and the title work, and there is no fee for receiving an offer. You will never be invoiced for anything by us.

Am I obligated once I submit the form?

No. Submitting the form starts a conversation and nothing more. You are free to accept our offer, counter it, or walk away, and we will not keep calling if you tell us no.

How do you arrive at your number?

We start with recent comparable sales in the same county and acreage range, then adjust for legal access, zoning and permitted use, topography and wetlands, utilities at the road, and the condition of the title. If you want to see the reasoning, ask — we will walk you through it.

What if I do not know the parcel number?

Send whatever you have. An address, a nearby cross street, a description of where it sits, or an old tax bill is usually enough for us to locate the parcel in the county records ourselves.

Do you buy land with no road access?

Yes. Landlocked parcels, irregular shapes, and properties banks will not finance are ordinary for us. Access affects the number, but it does not disqualify a property.

I inherited the land. Can I still sell it?

Usually, though it depends on where the estate stands. If the property has passed through probate and the deed is in your name, it works like any other sale. If probate is still open or several heirs are on the deed, there are extra steps — we work with these regularly and will explain what is required before you commit to anything.

There are several owners. Does everyone have to agree?

Anyone on the deed generally needs to sign at closing. You do not need everyone lined up before contacting us, but we will need to know who they are so the title company can prepare correctly.

What if there are unpaid amounts against the property?

Amounts owed against a parcel are commonly settled out of the sale proceeds at closing rather than paid up front. The title company identifies anything of record and handles it as part of the transaction.

How long does closing take?

Once an offer is accepted, the timeline is driven mostly by the title company and is typically measured in weeks. Estates and probate matters take longer, and we will be upfront about that as soon as we know.

Who handles the paperwork?

A licensed title company. They confirm clear title, prepare the deed, and disburse funds by wire or check. You are not asked to draft anything yourself.

Do you need to visit the property?

Usually not. We do our research from county records, mapping, and comparable sales, so there are no showings and nobody walking your land.

What if I change my mind?

Before you sign a purchase agreement, you can stop at any point for any reason. After that, the agreement itself sets out what each side has committed to, and we will walk you through those terms before you sign rather than after.

I have more than one parcel. Can I send them all?

Yes. Submit one through the form and mention the others in the notes field, and we will follow up about the whole group.
