Who you are dealing with
Hometown Land is run by Brian Dixon. When you submit a property through this site, he reviews it personally. There is no sales floor working from a script, no rotating case handler, and no assistant reading your file back to you from a checklist.
That is a deliberate choice about size. We would rather look carefully at fewer properties and give each seller a straight answer than run volume and treat every parcel as a number in a queue.
How we buy
We purchase with our own funds. In practice that matters more than it sounds: there is no lender to satisfy, no appraisal contingency, and no financing that can quietly fall apart three weeks before closing. When we tell you we can close, the decision is ours to make.
We also do our own research, at our own expense, before making an offer. You will not be asked to order a survey, gather documents, or pay for anything in order to hear a number from us.
What we buy
Vacant land, in most conditions. Rural acreage, pasture and cropland, timber and hunting ground, subdivision lots, and infill parcels. Landlocked ground, irregular shapes, and properties that banks will not finance are ordinary for us — those things affect the number, but they do not disqualify a property.
We also work regularly with inherited property and estates, where several heirs are involved and everyone wants the matter resolved cleanly.
How we work
Three things we hold to, because they are the reasons people call a direct buyer in the first place:
- A real number, in writing. Not a range, and not a figure that quietly drops later without a reason we can point to.
- The reasoning behind it. If you want to know how we arrived at a number, we will walk you through the comparable sales and the adjustments.
- A plain no when it is a no. If your land is worth more on the open market than we could sensibly pay, we would rather say so than waste your time.
